{"id":10120,"date":"2023-12-01T10:47:25","date_gmt":"2023-12-01T10:47:25","guid":{"rendered":"https:\/\/imsfund.com\/?p=10120"},"modified":"2023-12-01T10:47:25","modified_gmt":"2023-12-01T10:47:25","slug":"nashville-added-nearly-100-new-residents-per-day-in-2022","status":"publish","type":"post","link":"https:\/\/imsfund.com\/index.php\/2023\/12\/01\/nashville-added-nearly-100-new-residents-per-day-in-2022\/","title":{"rendered":"Nashville added nearly 100 new residents per day in 2022"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div id=\"SpecialReportArticle-ArticleBody-6\" data-module=\"ArticleBody\" data-test=\"articleBody-2\" data-analytics=\"SpecialReportArticle-articleBody-6-2\"><span class=\"HighlightShare-hidden\" style=\"top:0;left:0\"\/><\/p>\n<div class=\"InlineImage-imageEmbed\" id=\"ArticleBody-InlineImage-105303627\" data-test=\"InlineImage\">\n<div class=\"InlineImage-wrapper\">\n<div>\n<p>Nashville skyline at dusk.<\/p>\n<p>John Greim | LightRocket | Getty Images<\/p>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p><em>This story is part of CNBC&#8217;s new quarterly <\/em><a href=\"https:\/\/www.cnbc.com\/cities-of-success\/\"><em>Cities of Success<\/em><\/a><em> series, which explores cities that have been transformed into business hubs with an entrepreneurial spirit that has attracted capital, companies and workers.<\/em><\/p>\n<p>Over the past 30 years, Nashville, Tennessee \u2014 a city known for country music \u2014 has seen a flood of transplants moving from higher-cost cities.<\/p>\n<p>For new residents, &#8220;everybody has a different story,&#8221; said Jeff Hite, chief economic development officer of the Nashville Area Chamber of Commerce.<\/p>\n<p>Some new residents come for job opportunities, while others move for a better quality of life or a lower cost of living, including <a href=\"https:\/\/www.cnbc.com\/2023\/05\/02\/new-york-california-lose-billions-in-income-to-low-tax-states.html\">no state income tax<\/a>, he said.<\/p>\n<\/div>\n<div class=\"group\">\n<div class=\"RelatedContent-relatedContent\" id=\"SpecialReportArticle-RelatedContent-1\">\n<div class=\"RelatedContent-container\">\n<div class=\"RelatedContent-nonCollapsibleContent\">\n<h2 class=\"RelatedContent-header\">More from Your Money:<\/h2>\n<div class=\"group\">\n<p><em>Here&#8217;s a look at more stories on how to manage, grow and protect your money for the years ahead.<\/em><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>While Nashville is known for music and entertainment, other top employers include health care, manufacturing and technology.<\/p>\n<p>In 2022, the Nashville metropolitan area grew by about <a href=\"https:\/\/www.nashvillechamber.com\/blog\/2023\/nashville-area-chamber-of-commerces-research-center-announces-nashville-msa-returns-to-pre-pandemic-population-growth-levels\" target=\"_blank\" rel=\"noopener\">35,624 people<\/a>, or roughly 98 new residents per day, according to Census data compiled by the Nashville Area Chamber of Commerce&#8217;s Research Center.\u00a0<\/p>\n<p>Since 1990, the population has grown 81%, with more than two\u2014 million residents in the Nashville metropolitan area in 2022.<\/p>\n<\/div>\n<blockquote data-test=\"Pullquote\">\n<div class=\"Pullquote-pullquote\" style=\"border-top-color:#108843\">\n<div>\n<p>We see people moving from the same areas that we see companies having interest to relocate from \u2014 areas that are dense, expensive and highly regulated.<\/p>\n<div class=\"Pullquote-sourceWrapper\">\n<p>Jeff Hite<\/p>\n<p>Chief economic development officer of the Nashville Area Chamber of Commerce<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/blockquote>\n<div class=\"group\">\n<p>&#8220;We see people moving from the same areas that we see companies having interest to relocate from \u2014 areas that are dense, expensive and highly regulated,&#8221; Hite said.\u00a0<\/p>\n<p>Nashville was named one of the top 10 &#8220;homebuyer migration destinations&#8221; in a recent <a href=\"https:\/\/www.redfin.com\/news\/housing-migration-trends-october-2023\/\" target=\"_blank\" rel=\"noopener\">Redfin report<\/a>. Los Angeles, Chicago, San Francisco, San Diego and New York were the <a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\/housing-market#migration\" target=\"_blank\" rel=\"noopener\">top origin cities<\/a> for prospective transplants, according to search data between August 2023 and October 2023.<\/p>\n<\/div>\n<div class=\"InlineImage-imageEmbed\" id=\"ArticleBody-InlineImage-107263394\" data-test=\"InlineImage\">\n<div class=\"InlineImage-wrapper\">\n<div>\n<p>\u00a9 Nina Dietzel | Moment | Getty Images<\/p>\n<\/div>\n<\/div>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"\/>Downtown Nashville resident growth<\/h2>\n<div class=\"group\">\n<p>The city&#8217;s primary tourism district has also seen an influx of new residents over the past 20 years, according to Tom Turner, president and CEO of the Nashville Downtown Partnership.<\/p>\n<p>In 2003, there were roughly 1,900 residents living in downtown Nashville, which covers 2.4 square miles, and Turner expects it to reach about 23,000 residents within the next couple of years.\u00a0<\/p>\n<p>Attracted to a &#8220;central location,&#8221; some 43% of downtown residents moved from out of state, survey data from the Nashville Downtown Partnership shows.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline1\"\/>Cost of living, affordability are &#8216;major challenges&#8217;<\/h2>\n<div class=\"group\">\n<p>While the Nashville area has seen staggering growth, affordability and quality of life are lingering concerns for many residents.<\/p>\n<p>As of August 2023, a family needed to earn $124,095 per year to afford a median-price home worth $455,000 in the Nashville area, up 19% year over year, according to a <a href=\"https:\/\/www.redfin.com\/news\/homebuyer-income-afford-home-record-high\/\" target=\"_blank\" rel=\"noopener\">Redfin analysis<\/a>.\u00a0<\/p>\n<p>That&#8217;s nearly $10,000 higher than the $114,627 income needed to buy a median-price U.S. home sold for about $420,000 in August 2023, the analysis showed.<\/p>\n<p>&#8220;Cost of living and affordability are major challenges in this area,&#8221; Hite said, emphasizing the Chamber&#8217;s push for &#8220;high skill, high wage jobs&#8221; as more companies expand or relocate to the city.<\/p>\n<\/div>\n<blockquote data-test=\"Pullquote\">\n<div class=\"Pullquote-pullquote\" style=\"border-top-color:#108843\">\n<div>\n<p>Affordability has been a problem across the country, and we&#8217;ve certainly no exception.<\/p>\n<div class=\"Pullquote-sourceWrapper\">\n<p>Tom Turner<\/p>\n<p>President and CEO of Nashville Downtown Partnership<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/blockquote>\n<div class=\"group\">\n<p>Some 47% of Nashville residents said the city&#8217;s growth is &#8220;making their day-to-day life worse,&#8221; nearly double the percentage from 2017, according to a Vanderbilt University <a href=\"https:\/\/news.vanderbilt.edu\/2023\/04\/19\/vanderbilt-poll-nashville\/\" target=\"_blank\" rel=\"noopener\">poll<\/a> released in April 2023.<\/p>\n<p>Nearly 80% of those surveyed believe the city&#8217;s population is &#8220;growing too quickly,&#8221; the poll found. Feelings about Nashville&#8217;s economy were split by income, with more negative views from residents earning less than $45,000 per year.<\/p>\n<p>&#8220;Affordability has been a <a href=\"https:\/\/www.cnbc.com\/2023\/10\/25\/will-americans-ever-be-able-to-afford-to-buy-a-home-again.html\">problem across the country<\/a>, and we&#8217;re certainly no exception,&#8221; said Turner.<\/p>\n<p>You can&#8217;t ignore rising housing prices and longer commutes, but &#8220;a lot of it is perspective,&#8221; he said.
