When rates were low, and business was booming, that number doubled. However, high rates and low inventory have seen many of their fellow\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">flippers<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0exit the market.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cIt\u2019s a case of the last man standing right now,\u201d Walker says.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">According to recent<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2023\/12\/05\/high-mortgage-rates-have-limited-opportunities-for-homebuyers-sellers.html\" target=\"_blank\" rel=\"nofollow noopener\"><span data-preserver-spaces=\"true\">\u00a0Bank of America research<\/span><\/a><span data-preserver-spaces=\"true\">, it\u2019s a scenario played out across the country, with sellers staying put for fear of sacrificing a low mortgage interest rate. About 80% of outstanding U.S. mortgages are at interest rates below 5%.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cIt\u2019s a needle-in-a-haystack scenario, with the margins thinner than ever,\u201d says Walker. \u201cYou\u2019re buying high and attempting to push the\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-comps\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">comps<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0as far as they will go to eke out a profit. The good news is that generally, if you do a good flip, you\u2019ll find a buyer because there\u2019s so little on the market. Still, you have to be meticulous on the buy and construction sides to make a profit.\u201d<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">North New Jersey-based flipper Shaheer Williams of<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.urbanluxurydevelopment.com\/about_us\" target=\"_blank\" rel=\"nofollow noopener\"><span data-preserver-spaces=\"true\">\u00a0Urban Luxury Development<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0is a 30-year real estate veteran. He routinely has several flips going on. And he says the market is currently tighter than he has ever known.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cRight now, my advantage over many newer flippers is my reputation,\u201d says Williams. \u201cThe other metrics, such as construction costs and the buy price, don\u2019t allow much room for negotiation, so I\u2019m getting deals because of my track record and personal network.\u201d<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Looking to flip houses but concerned about risk? Here are some tips from Walker and Williams for minimizing risk and keeping deals flowing in a tight real estate market.<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">1. Use Private Money With a Deed-In-Lieu of Foreclosure<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Building a long-term relationship with\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/find-private-money-lenders\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">private lenders<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0who get paid once the deal closes rather than demanding monthly payments takes away the stress of coming out of pocket in the midst of a flip. Using a\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bankrate.com\/mortgages\/deed-in-lieu-of-foreclosure\/\" target=\"_blank\" rel=\"nofollow noopener\"><span data-preserver-spaces=\"true\">deed-in-lieu of foreclosure<\/span><\/a><span data-preserver-spaces=\"true\">\u2014which guarantees the property reverts to the lender should the deal fail to close\u2014in the lending agreement also puts the investor\u2019s mind at ease while ensuring that none of the flipper\u2019s personal money is tied up in the project.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Says Walker: \u201cWe don\u2019t mind paying 10% to 12% for private money, knowing there are no headaches or additional hurdles to jump. We are 100% funded for the purchase and rehab. Always Close<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">\u201cRealtors know I will always close, which is why they bring me their deals first,\u201d says Williams. \u201cIn this business, your reputation counts for everything. You make your money on the buy side, so when a good deal comes along, a Realtor needs to know there won\u2019t be any hiccups and their buyer will deliver.\u201d<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">3. Fine-Tune Renovations to Save Money<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Flippers should go through every inch of a home looking for ways to save money. Here are a few tried-and-tested tips to minimize the expenses of your\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rookie-330\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">renovation<\/span><\/a><span data-preserver-spaces=\"true\">:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">Save and refinish existing hardwood floors, or use vinyl plank flooring instead of new hardwood planks.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Repair rather than replace older windows.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Reglaze tubs and shower surrounds.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Refinish kitchen cabinets with paint and new hardware.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Convert attics and basements to add extra livable square footage. A chic, partially finished basement resembling a trendy coffee shop adds a wow factor and costs a fraction of a fully finished subterranean man cave. Rafters in flat black, exposed industrial can lights and conduit, painted brick walls, and floors covered with a commercial-grade rug photograph well and are a hit with buyers.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Use gravel instead of asphalt or concrete on the home\u2019s exterior, or repair rather than replace concrete.<\/span><\/li>\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/get-your-real-estate-license\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Get your real estate license<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0to access new deals and save on commissions.<\/span><\/li>\n<\/ul>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">4. Reliable Contractors Are Key<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Most flippers agree that\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/contractor-questions\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">good contractors<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0are worth their weight in gold-plated fixtures. The cheapest contractor is not always the best if it means they will drag out a project. A fast flip saves money, as it gets a property listed quickly, eliminating holding costs.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cBroke contractors always charge less to get a job,\u201d says Walker.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cDon\u2019t be fooled by their sticker price.\u201d Williams concurs. \u201cI used to manage my own crews to save money, but it was a constant headache and cost me valuable time in the long run when I could have been finding other deals. Now I use a few reliable\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/when-to-use-general-contractors-as-a-real-estate-investor\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">GCs<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0I know will complete the job on time.\u201d<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">5. Renovate Based on ARV<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Extra bedrooms add value, but pricey chandeliers don\u2019t. Similarly, a high-end luxury appliance isn\u2019t going to move the needle on your\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/estimate-arv\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">ARV<\/span><\/a><span data-preserver-spaces=\"true\">. Choose appliances and fixtures that match your sales price. Sometimes an antique or vintage store can unearth low-priced treasures that pop in the right setting.<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">6. Virtually Stage<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Moving furniture in and out of a house leaves scuff marks, and staging can be expensive, especially when a home sits on the market for a while. Virtually staging a home costs a fraction of the price, especially when using overseas stagers on freelance sites such as\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.fiverr.com\/categories\/graphics-design\/architectural-design-services\/virtual-staging\" target=\"_blank\" rel=\"nofollow noopener\"><span data-preserver-spaces=\"true\">Fiverr.<\/span><\/a><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">7. Stay on Top of Design Trends, and Keep Your Buyer in Mind<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">No one wants a home that looks dated. Equally, a home resembling a futuristic nightclub might limit your buyer pool. Always renovate with your target buyer in mind. Understanding the demographics of your neighborhood and the people attracted to your home\u2019s price point is critical to achieving a quick sale.<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">8. Interest Rates Should Determine Your Renovation Budget and Sales Price<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Higher interest rates have thrown a spanner into the works of\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/on-the-market-145\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">homebuying affordability<\/span><\/a><span data-preserver-spaces=\"true\">. Coupled with higher home prices and wages that have failed to keep up, potential buyers are getting squeezed out of the market.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">In June 2023, the cost of a typical home reached a record of $410,200, up more than 14% on the previous year, according to the National Association of Realtors, marking an increase of over 40% from October 2019, before the pandemic. However, that number\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/june-2023-existing-home-sales-drop-as-low-inventory-influences-high-home-prices#:~:text=NAR%20released%20a%20summary%20of,by%2018.9%25%20from%20June%202022\" target=\"_blank\" rel=\"nofollow noopener\"><span data-preserver-spaces=\"true\">dropped to $387,600 in November<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Even with projected interest rate cuts in 2024,\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.procore.com\/library\/material-price-tracker\" target=\"_blank\" rel=\"nofollow noopener\"><span data-preserver-spaces=\"true\">increases in construction costs<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0mean that if you want to snag a buyer for your flip, you will have to scale back your finishes and buy less expensive homes than when rates were lower.<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">9. Future-Proof Your Home<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Ensuring your home is equipped for the future is relatively cheap but will give you an advantage over other homes on the market, allowing you to push the sales price.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Future-proofing add-ons include:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">Provide an all-electric home with smart energy-efficient appliances and extras like Nest thermostats and remotely operated camera doorbells.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Provide Level 2 EV charger-compliant wiring.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Conserve water with low-flow fixtures, appliances, and greywater systems.<\/span><\/li>\n<\/ul>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Low inventory means that house flipping is still viable, but meticulous attention to detail is needed in every aspect of the process.
