{"id":11151,"date":"2024-03-25T13:38:55","date_gmt":"2024-03-25T13:38:55","guid":{"rendered":"https:\/\/imsfund.com\/?p=11151"},"modified":"2024-03-25T13:38:55","modified_gmt":"2024-03-25T13:38:55","slug":"what-it-means-for-buyers-and-sellers","status":"publish","type":"post","link":"https:\/\/imsfund.com\/index.php\/2024\/03\/25\/what-it-means-for-buyers-and-sellers\/","title":{"rendered":"What it means for buyers and sellers"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div id=\"RegularArticle-ArticleBody-5\" data-module=\"ArticleBody\" data-test=\"articleBody-2\" data-analytics=\"RegularArticle-articleBody-5-2\"><span class=\"HighlightShare-hidden\" style=\"top:0;left:0\"\/><\/p>\n<div class=\"InlineImage-imageEmbed\" id=\"ArticleBody-InlineImage-107290238\" data-test=\"InlineImage\">\n<div class=\"InlineImage-wrapper\">\n<div>\n<p>\u00a0<\/p>\n<p>Andrew Caballero-Reynolds | AFP | Getty Images<\/p>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>The rate at which <a href=\"https:\/\/www.cnbc.com\/2024\/03\/19\/why-home-prices-have-risen-faster-than-inflation-since-the-1960s.html\">home prices<\/a> grow is slowing down.<\/p>\n<p>U.S. <a href=\"https:\/\/www.cnbc.com\/housing\/\">home prices<\/a> increased 0.6% from a month before in February, in line with the 0.6% average monthly gain in the roughly eight years leading up to the Covid-19 pandemic, according to a <a href=\"https:\/\/www.redfin.com\/news\/redfin-home-price-index-february-2024\/\" target=\"_blank\" rel=\"noopener\">new<\/a> Redfin analysis.<\/p>\n<p>Before the pandemic, it was normal for prices to grow about half a percent every month, or to increase around 5% or 6% annually, said Daryl Fairweather, the chief economist at Redfin.<\/p>\n<p>&#8220;We&#8217;re back to that trend, despite these higher mortgage rates,&#8221; she said.<\/p>\n<p><strong>More from Personal Finance:<\/strong> <br \/><a href=\"https:\/\/www.cnbc.com\/2024\/03\/20\/what-the-settlement-on-home-sale-commissions-means-to-you.html\">What a $418 million settlement on home-sale commissions may mean for you<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2024\/03\/18\/when-sellers-should-list-their-home-in-2024-to-earn-a-premium.html\">In 2023, listings in this time frame sold for $7,700 more, research finds<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2024\/03\/14\/what-to-know-about-renting-a-condo-or-co-op-apartment.html\">What to know about about a condo and a co-op apartment<\/a><\/p>\n<p>A similar trend appeared in Moody&#8217;s Analytics House Price Index, said Matthew Walsh, assistant director and economist at Moody&#8217;s Analytics.<\/p>\n<p>&#8220;Home prices are appreciating at the same pace as before,&#8221; he said. &#8220;It&#8217;s returned to the trend that we saw pre-pandemic.&#8221;<\/p>\n<p>However, the market today is vastly different from the market two to eight years ago, experts say. The average home is still <a href=\"https:\/\/www.cnbc.com\/2024\/03\/20\/what-the-settlement-on-home-sale-commissions-means-to-you.html\">unaffordable<\/a> for most potential buyers while inventory has slightly improved but not enough to meet demand.<\/p>\n<p>&#8220;The sentiment we&#8217;re getting from our agents is that neither sellers nor buyers are satisfied with this market,&#8221; Fairweather said. &#8220;Sellers are dissatisfied &#8230; with offers that they&#8217;re getting. And buyers are disappointed in rising prices and rising mortgage rates.&#8221;<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"\/>Levels of transactions are at &#8216;recessionary lows&#8217;\u00a0<\/h2>\n<div class=\"group\">\n<p>While the housing market has stabilized in terms of price growth, a major difference between the market today and the pre-pandemic period is the relatively low number of transactions, which is largely due to high mortgage rates, said Fairweather. <a href=\"https:\/\/www.cnbc.com\/2023\/10\/20\/what-8percent-mortgage-rates-mean-for-home-affordability.html\">Mortgage rates peaked at nearly 8% last year<\/a>, <a href=\"https:\/\/www.cnbc.com\/2024\/03\/20\/how-interest-rates-have-changed-even-as-the-fed-holds-steady.html\">but are still over 6%<\/a>, according to Freddie Mac data.<\/p>\n<p>In fact, the level of transactions are at &#8220;recessionary lows&#8221; despite &#8220;a pop in the data in February,&#8221; Walsh said.<\/p>\n<p>Another factor affecting sales is the extremely limited supply of homes, he added.<\/p>\n<p>New <a href=\"https:\/\/www.cnbc.com\/2024\/03\/21\/february-2024-home-sales-spike.html\">listings<\/a> climbed 5% during the last four weeks ended March 17, the biggest year-over-year jump since May 2023, Redfin <a href=\"https:\/\/investors.redfin.com\/news-events\/press-releases\/detail\/1069\/redfin-reports-supply-climbs-5-biggest-increase-in-nearly\" target=\"_blank\" rel=\"noopener\">found<\/a>. But &#8220;it&#8217;s like a small recovery from a rock bottom,&#8221; said Fairweather.<\/p>\n<p>&#8220;We&#8217;re not back to where we were pre-pandemic,&#8221; she said.<\/p>\n<p>Supply growth is mostly tied to a <a href=\"https:\/\/www.cnbc.com\/2024\/03\/18\/when-sellers-should-list-their-home-in-2024-to-earn-a-premium.html\">seasonal trend<\/a>, economists say. Owners often list their homes for sale in February because they prefer to move in the spring and summertime, Walsh said.<\/p>\n<p>And sometimes, life happens. &#8220;Another factor is just people needing to move for either a new job or they&#8217;re getting married, or there&#8217;s some other big life event,&#8221; Fairweather said.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline1\"\/>The rate lock-in effect is loosening its grip<\/h2>\n<div class=\"group\">\n<p><a href=\"https:\/\/www.cnbc.com\/2023\/08\/01\/why-many-homeowners-feel-trapped-by-low-rate-mortgages.html\">The mortgage rate lock-in effect,<\/a> also known as the golden handcuff effect, kept homeowners with extremely low mortgage rates from listing their homes last year: They didn&#8217;t want to finance a new home at a much higher interest rate. Now, that is loosening its grip on the market and slightly boosting available supply, economists say.<\/p>\n<p>&#8220;It was definitely keeping people in place, but the more time that passes, the less strong that effect becomes,&#8221; Fairweather said.<\/p>\n<p>Some buyers who had put off listing their homes &#8220;are coming to terms with higher mortgage rates,&#8221; because they feel they can no longer postpone the move, Walsh explained.<\/p>\n<p>While the rate lock-in effect is still playing a role in today&#8217;s low inventory, it will fade further over time, especially as the Federal Reserve decides to cut rates later this year, Fairweather said.<\/p>\n<p><a href=\"https:\/\/www.cnbc.com\/2024\/03\/20\/the-fed-holds-interest-rates-steady-what-that-means-for-your-money.html\">Mortgage rates<\/a> are also forecast to modestly decline this year as the <a href=\"https:\/\/www.cnbc.com\/2024\/03\/06\/powell-reinforces-position-that-the-fed-is-not-ready-to-start-cutting-interest-rates.html\">Fed trims interest rates<\/a>, while home prices are likely to remain flat or unchanged nationally, Walsh said.<\/p>\n<\/div>\n<div role=\"region\" aria-labelledby=\"Placeholder-ArticleBody-Video-107388738\">\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107388738\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000334653\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107388739-17107714711710771468-33766847178-1080pnbcnews.jpg?v=1710771470&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"Homebuilder sentiment turns positive for the first time since July\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline2\"\/>New builds are slightly improving<\/h2>\n<div class=\"group\">\n<p>New-home sales are running at the high end of the range seen pre-pandemic, averaging about 600,000 per month, Walsh said. There were 661,000 new homes sold in January, 1.5% more than in December, <a href=\"https:\/\/www.census.gov\/construction\/nrs\/pdf\/newressales.pdf\" target=\"_blank\" rel=\"noopener\">according<\/a> to the U.S. Census Bureau.<\/p>\n<p>Buyers frustrated with the tight supply of existing homes, <a href=\"https:\/\/www.cnbc.com\/2024\/02\/22\/builders-firstsource-ceo-says-housing-demand-is-really-strong.html\">are giving a lift to the new-home market<\/a>. &#8220;Builders are certainly benefiting from that,&#8221; he said.<\/p>\n<p><a href=\"https:\/\/www.cnbc.com\/2024\/01\/17\/january-homebuilder-sentiment-improves.html\">Homebuilders<\/a> can also offer buyers incentives that homeowners might not, such as mortgage rate buydowns or price cuts, Walsh added.<\/p>\n<p>However, the boost is not enough to bolster the acute housing supply across the country. &#8220;It&#8217;s going to take us some time to make up for that gap, even though they&#8217;re building more than before,&#8221; he said.<\/p>\n<\/div>\n<div class=\"group\">\n<div class=\"RelatedContent-relatedContent\" id=\"RegularArticle-RelatedContent-1\">\n<div class=\"RelatedContent-container\">\n<div class=\"RelatedContent-nonCollapsibleContent\">\n<h2 class=\"RelatedContent-header\">Don\u2019t miss these stories from CNBC PRO:<\/h2>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<p><br \/>\n<br \/><a href=\"https:\/\/www.cnbc.com\/2024\/03\/25\/home-price-growth-slows-what-it-means-for-buyers-and-sellers.html\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00a0 Andrew Caballero-Reynolds | AFP | Getty Images The rate at which home prices grow is slowing down.
