Insurance Fees<span class=\"ez-toc-section-end\"\/><\/h3>\n<p><strong>Buyers nearly always purchase a property insurance policy to protect against fire, storm, and other damage.<\/strong> Known as homeowner\u2019s insurance or <a href=\"https:\/\/sparkrental.sureapp.com\/landlord-protection\" target=\"_blank\" rel=\"noopener nofollow external noreferrer\" data-wpel-link=\"external\">landlord insurance<\/a>, mortgage lenders require it, and responsible property owners buy a policy even if they buy the property in cash.<\/p>\n<p>You can also choose to buy your own title insurance policy that protects you against future title problems.<\/p>\n<p><strong>If you <a href=\"https:\/\/sparkrental.com\/fannie-freddie-rental-property-loans\/\" data-wpel-link=\"internal\" target=\"_self\" rel=\"noopener noreferrer\">buy a property with a Fannie Mae or Freddie Mac mortgage<\/a>, such as by <a href=\"https:\/\/sparkrental.com\/house-hacking-10-ways-live-for-free\/\" data-wpel-link=\"internal\" target=\"_self\" rel=\"noopener noreferrer\">house hacking<\/a>, and put down less than 20%, you will have to pay for private mortgage insurance (PMI).<\/strong> In addition to ongoing monthly payments, you must pay a fee up front. Federal Housing Administration (FHA), United States Department of Agriculture (USDA), or Veteran\u2019s Affairs (VA) mortgages require an <strong>up-front payment of 1.75%<\/strong> and then will continue with a monthly payment for the mortgage insurance premium (MIP).<\/p>\n<p>\u00a0<\/p>\n<h3><span class=\"ez-toc-section\" id=\"4_Taxes\"\/>4. Taxes<span class=\"ez-toc-section-end\"\/><\/h3>\n<p>The government always gets their share.<\/p>\n<p><strong>When a property changes hands, both state and local governments typically charge transfer taxes on it.<\/strong> Usually, both the buyer and seller pay a portion of these.<\/p>\n<p>Local governments also charge recordation taxes and fees to record the new deed and mortgage note.<\/p>\n<p><strong>The buyer also becomes liable for their portion of the <a href=\"https:\/\/sparkrental.com\/property-taxes-by-state\/\" data-wpel-link=\"internal\" target=\"_self\" rel=\"noopener noreferrer\">annual property tax<\/a> bill, as of the day of settlement.<\/strong> In most cases, the seller has already paid for property taxes for the year, so the buyer owes prorated property taxes to reimburse the seller.<\/p>\n<p>In some instances, property taxes are deductible within your federal income tax statement. However, this varies, so be sure to consult with a tax professional prior to purchasing to see how you will be financially affected.<\/p>\n<h2\/>\n<h2\/>\n<h2\/>\n<h2><span class=\"ez-toc-section\" id=\"Seller_Closing_Costs\"\/>Seller Closing Costs<span class=\"ez-toc-section-end\"\/><\/h2>\n<p>Sellers owe their own set of costs during the property selling process as well.<\/p>\n<p>\u00a0<\/p>\n<h3><span class=\"ez-toc-section\" id=\"1_Real_Estate_Commission\"\/>1. Real Estate Commission<span class=\"ez-toc-section-end\"\/><\/h3>\n<p><strong>Generally, sellers pay 5-6% of the total purchase price to cover the <a href=\"https:\/\/www.ownerly.com\/real-estate\/average-commission-for-real-estate-agent\/\" target=\"_blank\" rel=\"noopener nofollow external noreferrer\" data-wpel-link=\"external\">average real estate agents\u2019 commissions<\/a>.<\/strong> The seller pays for both the listing agent\u2019s fee and the buyer\u2019s agent fee, normally around 3% to each.<\/p>\n<p>\u00a0<\/p>\n<h3><span class=\"ez-toc-section\" id=\"2_Unpaid_Bills_Taxes\"\/>2. Unpaid Bills &amp; Taxes<span class=\"ez-toc-section-end\"\/><\/h3>\n<p><strong>The seller owes the local municipality for any unpaid water bills, fines, or other fees at the time of settlement.<\/strong><\/p>\n<p>Additionally, the seller must pay their portion of the year\u2019s property taxes if that year\u2019s tax bill has yet to be paid.<\/p>\n<p>\u00a0<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Seller_Concessions\"\/>Seller Concessions<span class=\"ez-toc-section-end\"\/><\/h2>\n<p>Most buyers would rather negotiate a seller concession than a lower purchase price. <strong>A seller concession occurs when the seller agrees to pay a certain amount of money to help the buyer cover closing costs.<\/strong>\u00a0 The purchase price is mostly borrowed from a mortgage lender, while the closing costs must be paid for out of pocket.<\/p>\n<p>Sellers don\u2019t have to offer concessions, of course, but it can help them move their property faster.
