They want to make an example of landlords and property managers, gain publicity for these cases, and win money in court.<\/p>\n<p>\u00a0<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Other_Things_You_Can_Do_To_Avoid_A_Hefty_Fair_Housing_Lawsuit\"\/>Other Things You Can Do To Avoid A Hefty Fair Housing Lawsuit<span class=\"ez-toc-section-end\"\/><\/h2>\n<p>Six situational tips won\u2019t cut it. However\u2026<\/p>\n<p>\u00a0<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Always_Consider_Reasonable_Accommodations\"\/>Always Consider Reasonable Accommodations<span class=\"ez-toc-section-end\"\/><\/h3>\n<p>\u2026there are instances where the law would call for reasonable accommodations. <a href=\"https:\/\/www.hud.gov\/program_offices\/fair_housing_equal_opp\/reasonable_accommodations_and_modifications#:~:text=Reasonable%20Accommodations-,A%20reasonable%20accommodation%20is%20a%20change%2C%20exception%2C%20or%20adjustment%20to,to%20fulfill%20their%20program%20obligations.\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">According to HUD<\/a>, <strong>\u201ca reasonable accommodation is a change, exception, or adjustment to a rule, policy, practice, or service that may be necessary for a person with disabilities to have an equal opportunity to use and enjoy a dwelling, including public and common use spaces, or to fulfill their program obligations.\u201d<\/strong><\/p>\n<p>Reasonable accommodations include the following:<\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Installing ramps for wheelchair access<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Modifying existing facilities for easier access by disabled persons<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Allowing service or emotional support animals despite a \u201cno pets\u201d policy<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Providing a reserved parking space close to the entrance for tenants with mobility impairments<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Installing grab bars in bathrooms<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Modifying kitchen cabinets for a tenant in a wheelchair<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Allowing a tenant with PTSD to break their lease early without penalty if they need to move for treatment<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\"><strong>However, as the word \u201creasonable\u201d implies, there are limits.<\/strong> Again, <a href=\"https:\/\/www.justice.gov\/crt\/us-department-housing-and-urban-development\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">as per HUD<\/a>, you can deny any modifications that will cause you extensive financial or administrative burden. Have them sign an official document if any decisions or concessions are made.
