But in San Jose, California, 52.89% are worth $1 million or more, and in San Francisco, 40.37% are.<\/p>\n<p><strong>More from Personal Finance:<\/strong><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/05\/17\/how-to-sidestep-a-tax-bomb-when-selling-your-home.html\">How to sidestep a tax bomb when selling your home<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/06\/30\/how-to-know-the-amount-of-student-loan-debt-you-can-afford.html\">Here&#8217;s how to know how much student loan debt you can afford<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/06\/30\/inflation-is-dampening-july-4-fun-how-to-save-on-a-holiday-barbecue.html\">Inflation is making July 4 celebrations more expensive than ever<\/a><\/p>\n<p>Other metros with the highest share of million-dollar properties included Los Angeles, San Diego, New York, Seattle, Boston, Washington, Miami and Denver.<\/p>\n<p>By comparison, places like Buffalo, New York; Cleveland and Pittsburgh had the smallest share of million-dollar homes, representing less than 1% of owner-occupied properties.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"\/>Metros with the most million-dollar homes<\/h2>\n<div class=\"group\">\n<ol>\n<li>San Jose, California: 52.89%<\/li>\n<li>San Francisco: 40.37%<\/li>\n<li>Los Angeles: 18.55%<\/li>\n<li>San Diego: 13.52%<\/li>\n<li>New York: 10.53%<\/li>\n<\/ol>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline1\"\/>Metros with the fewest million-dollar homes<\/h2>\n<div class=\"group\">\n<ol>\n<li>Buffalo, New York: 0.56%<\/li>\n<li>Cleveland: 0.59%<\/li>\n<li>Pittsburgh: 0.67%<\/li>\n<li>Columbus, Ohio: 0.73%<\/li>\n<li>Cincinnati: 0.78%<\/li>\n<\/ol>\n<p>The findings come amid <a href=\"https:\/\/www.cnbc.com\/2022\/05\/02\/mortgage-rates-surge-as-home-affordability-nears-record-worst.html\">growing concerns about housing affordability<\/a> as mortgage rates spike.\u00a0<\/p>\n<p>The median home listing price nationwide reached a record $450,000 in June, up nearly 17% from the previous year, <a href=\"https:\/\/www.realtor.com\/research\/june-2022-data\/\" target=\"_blank\" rel=\"noopener\">according to Realtor.com<\/a>. Many Americans also have less buying power than a year ago, with 30-year fixed-rate mortgages <a href=\"https:\/\/www.cnbc.com\/2022\/06\/29\/mortgage-demand-stalls-again-even-as-interest-rates-swing-briefly-lower.html\">hovering around 6%<\/a> for so-called conforming loans of $647,200 or less.<\/p>\n<p>Indeed, rising interest rates have cost homebuyers on a $3,500 monthly budget $165,000 in spending power since the end of 2021, a <a href=\"https:\/\/www.redfin.com\/news\/rising-mortgage-rates-purchasing-power-drops-2022\/\" target=\"_blank\" rel=\"noopener\">Redfin report<\/a> found.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline2\"\/>How to limit tax bills when selling a high-priced home<\/h2>\n<div class=\"group\">\n<p>While home sale profits are considered capital gains, there&#8217;s a $250,000 exemption for single filers and $500,000 for married couples filing together, assuming you <a href=\"https:\/\/www.irs.gov\/taxtopics\/tc701\" target=\"_blank\" rel=\"noopener\">meet certain requirements<\/a>. One of the main rules to qualify is you must own and use the home as a primary residence for two of the five years before the sale.<\/p>\n<p>If your profits exceed these exemption thresholds or you don&#8217;t qualify, there are ways to reduce the tax burden.\u00a0\u00a0<\/p>\n<p>Leslie Beck, a certified financial planner and owner of Compass Wealth Management in Rutherford, New Jersey, said many homeowners don&#8217;t realize that property improvements can be added to the home&#8217;s cost basis, or purchase price, to reduce capital gains.\u00a0<\/p>\n<\/div>\n<div class=\"group\">\n<p>Some examples may include home additions, patios, landscaping, new systems and more, <a href=\"https:\/\/www.irs.gov\/pub\/irs-pdf\/p523.pdf\" target=\"_blank\" rel=\"noopener\">according to the IRS<\/a>.
