Despite any chatter that may have predicted otherwise, inflation is still at a 40-year high and a 1.3% increase from the month before. Though inflation impacts everyone one way or the other, its effect on the housing market keeps getting more interesting, especially since it\u2019s not fully visible through the statistics.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">After all, when the price of gas is so high that people can\u2019t make it to their kids\u2019 doctor\u2019s appointments without taking out loans and food prices are\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/live\/2022\/07\/13\/business\/cpi-report-inflation\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">24% higher in school cafeterias<\/span><\/a><span data-preserver-spaces=\"true\">, nothing could be worse than rent prices increasing for some of these families, unless you count now\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.marketwatch.com\/story\/theyve-owned-these-pets-for-years-people-are-giving-up-family-dogs-they-adopted-long-before-the-pandemic-mostly-due-to-inflation-shelters-say-11657559789\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">people having to give up their pets<\/span><\/a><span data-preserver-spaces=\"true\">, too.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">And, as we know, landlords have to keep up, so increasing rent is what\u2019s going to happen anyway. In some cities, these increases are over 10%. Even those who may be in a position to get out of their leases and make a home purchase\u2014as the housing market may\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-housing-market-correction-has-begun\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">finally start to show signs of cooling<\/span><\/a><span data-preserver-spaces=\"true\">\u2014interest rate hikes may keep them in their rentals longer.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">What Does the Latest CPI Data Tell Us?<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The price increases we\u2019re seeing is broad. Over the last 12 months, gas is up 11.2%, food is up 10.4%, shelter increased 5.6%, and energy as a whole increased by a whopping 41.6%.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">In total, prices are up 9.1% since last June.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Though we did get a bit of a reprieve from gas prices in mid-June and the Fed continued to raise rates to fight inflation, the bottom line hasn\u2019t changed. Unfortunately, the average person\u2019s ability to afford basic necessities continues to get worse.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">In Other News<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Additionally, while not in the CPI report, the Euro is continuing to lose its value against the U.S. dollar, with one of the factors being the Fed raising interest rates, along with the Russian invasion of Ukraine. Whether this is a chicken-or-egg situation is beside the point. This may be great for summer travelers, but not so fast. Airlines have been taking a major hit since the pandemic began\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.reuters.com\/business\/aerospace-defense\/global-airlines-narrow-losses-2022-outlook-improves-2022-06-20\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">with a 9+ billion dollar loss<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0and staffing issues to boot. Consequently, with gas up as well, airline tickets are the most expensive they\u2019ve been in years.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Despite this, Americans are still planning vacations, as noted in a recent\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/short-term-rental-occupancy-falls-in-may\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">short-term rental report<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0on BiggerPockets.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">The Housing Market Is Still Wild, But Cooling<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Alongside this report, the housing market has seen some changes over the last few weeks, but whether this is good or bad depends on whom you ask. Even though there are indicators that prices are starting to cool down, it\u2019s still a war for homebuyers.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Supply constraints continued to be plagued by construction costs, leaving many developers on the sidelines. As of April, the cost of building materials had gone up 19% year-over-year, according to\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nahb.org\/blog\/2022\/05\/building-materials-up-more-than-19-percent-year-over-year\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">NAHB<\/span><\/a><span data-preserver-spaces=\"true\">, and it\u2019s likely to continue increasing. Combine that with gas prices and a global supply chain that\u2019s remained in limbo, building projects may start to get pushed back, and those in the midst of a project could be putting off the completion date.
