That may seem counterintuitive at a time when many observers have said the U.S. is in a &#8220;<a href=\"https:\/\/www.cnbc.com\/2022\/08\/23\/what-a-housing-recession-means-for-homeowners-buyers-sellers.html\">housing recession<\/a>.&#8221;<\/p>\n<p>But shelter inflation \u2014 as reflected in the CPI, at least \u2014 is likely to stay elevated for several months to a year given its importance in household budgets and the intrinsic dynamics of rental and housing markets, economists said.<\/p>\n<p>&#8220;As the housing market cools, this category will also ease but we may have to wait until next year before it meaningfully dampens headline inflation,&#8221; said Jeffrey Roach, chief economist for LPL Financial.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"\/>Housing is the biggest piece of household spending<\/h2>\n<div class=\"group\">\n<p>The U.S. Bureau of Labor Statistics, which issues the CPI report, breaks the &#8220;shelter&#8221; category into four components: rent, lodging away from home (e.g., hotels), tenants&#8217; and household insurance, and owners&#8217; equivalent rent of residences.<\/p>\n<p>Rent and &#8220;owners&#8217; equivalent rent&#8221; are by far the most significant. \u00a0\u00a0<\/p>\n<\/div>\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107147079\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000271836\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107147080-16678270821667827080-26445688668-1080pnbcnews.jpg?v=1667827490&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"The Fed is looking at the wrong housing indicators, says Wharton's Jeremy Siegel\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>The latter tries to put homeowners on parity with renters. It essentially reflects what homeowners would themselves pay to rent their house, said Cristian deRitis, deputy chief economist at Moody&#8217;s Analytics.<\/p>\n<p>Housing is the single biggest chunk of spending for the average consumer. The overall CPI weighting reflects that: Shelter accounts for 33% of it, the most of any category. Shelter therefore has an outsize impact on overall inflation from month to month.<\/p>\n<p>The shelter category is up 6.9% in the last year.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline1\"\/>The rental and housing markets are cooling<\/h2>\n<div class=\"InlineImage-imageEmbed\" id=\"ArticleBody-InlineImage-107151369\" data-test=\"InlineImage\">\n<div class=\"InlineImage-wrapper\">\n<div>\n<p>Bus\u00e0 Photography | Moment | Getty Images<\/p>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>Flagging demand has led home and rental prices to cool or moderate in many areas of the U.S.<\/p>\n<p>New U.S. home listings in the month, through Nov. 6, were down 17.5% compared to the same period a year earlier, <a href=\"https:\/\/www.redfin.com\/news\/data-center\/\" target=\"_blank\" rel=\"noopener\">according<\/a> to Redfin, a real estate brokerage. The typical sales price, $359,000, was down over 8% from its $392,000 peak in June, according to Redfin.<\/p>\n<p>Mortgage demand <a href=\"https:\/\/www.cnbc.com\/2022\/11\/02\/mortgage-demand-falls-even-as-rates-slip-from-recent-highs.html\">has fallen<\/a> as rates steadily climbed to a <a href=\"https:\/\/www.cnbc.com\/2022\/10\/11\/mortgage-rate-is-over-7percent-harder-to-qualify-for-loan.html\">recent peak over 7%<\/a>, though rates <a href=\"https:\/\/www.cnbc.com\/2022\/11\/10\/mortgage-rates-fall-sharply-to-under-7percent-after-inflation-eases.html\">declined<\/a> sharply last week.<\/p>\n<p><strong>More from Personal Finance:<\/strong><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/11\/why-egg-prices-are-surging-but-chicken-prices-are-falling.html\">Why egg prices are surging \u2014 but chicken prices are falling<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/11\/youre-laid-off-now-what-3-steps-to-take-if-you-lose-your-job.html\">3 steps to take if you lose your job<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/12\/the-top-10-most-regretted-college-majors.html\">The top 10 most-regretted college majors<\/a><\/p>\n<p>Meanwhile, rental inflation has slowed in 2022 from its breakneck pace last year, Zillow data suggests.<\/p>\n<p>Americans paid an average $2,040 market rent as of Oct. 31, according to the <a href=\"https:\/\/www.zillow.com\/research\/data\/\" target=\"_blank\" rel=\"noopener\">Zillow Observed Rent Index<\/a>, which is seasonally adjusted.<\/p>\n<p>That rent price was up 0.31% from a month earlier, on Sept. 30. But the pace of that growth has slowed for four consecutive months. By comparison, rents had jumped by about 1% in the month from end-May to late June. Rental inflation touched 2% a month in July and August 2021, according to Zillow data.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline2\"\/>Why shelter prices lag<\/h2>\n<div class=\"group\">\n<p>The CPI for &#8220;shelter&#8221; has historically lagged home price changes by four quarters, which suggests that shelter &#8220;will continue to put upward pressure on overall inflation through the first half of 2023,&#8221; according to deRitis.<\/p>\n<p>The lag effect is largely due to how long it takes for leases to roll over into a new contract. Landlords typically renew leases every 12 months, which means current price dynamics won&#8217;t be reflected in new contracts for a year.<\/p>\n<p>In this sense, housing is somewhat of an outlier among other CPI categories. Consumers don&#8217;t agree to pay the same price for <a href=\"https:\/\/www.cnbc.com\/2022\/11\/11\/why-egg-prices-are-surging-but-chicken-prices-are-falling.html\">chicken or eggs<\/a> for a whole year, for example.<\/p>\n<p>&#8220;Housing has some unique aspects to it,&#8221; deRitis said.<\/p>\n<p>And rent tends to be &#8220;sticky,&#8221; according to economists \u2014 which means the total dollar amount of one&#8217;s monthly rent generally doesn&#8217;t decline; it tends to stay the same or increase with each new lease.<\/p>\n<\/div>\n<\/div>\n<p><br \/>\n<br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/14\/heres-why-it-may-take-a-while-for-housing-inflation-to-cool-off.html\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>An &#8216;open house&#8217; flag is displayed outside a single family home on September 22, 2022 in Los Angeles, California.
