{"id":4324,"date":"2022-11-19T00:48:42","date_gmt":"2022-11-19T00:48:42","guid":{"rendered":"https:\/\/imsfund.com\/?p=4324"},"modified":"2022-11-19T00:48:42","modified_gmt":"2022-11-19T00:48:42","slug":"how-to-afford-a-mortgage-as-interest-rates-and-home-prices-rise","status":"publish","type":"post","link":"https:\/\/imsfund.com\/index.php\/2022\/11\/19\/how-to-afford-a-mortgage-as-interest-rates-and-home-prices-rise\/","title":{"rendered":"How to afford a mortgage as interest rates and home prices rise"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div id=\"RegularArticle-ArticleBody-5\" data-module=\"ArticleBody\" data-test=\"articleBody-2\" data-analytics=\"RegularArticle-articleBody-5-2\"><span class=\"HighlightShare-hidden\" style=\"top:0;left:0\"\/><\/p>\n<div class=\"group\">\n<p>It&#8217;s no secret that it&#8217;s a tough market for prospective home buyers.<\/p>\n<p>In October, U.S. buyers needed to earn $107,281 to afford the median monthly mortgage payment of $2,682 for a &#8220;typical home,&#8221; Redfin <a href=\"https:\/\/www.redfin.com\/news\/homebuyer-income-increase-october-2022\/\" target=\"_blank\" rel=\"noopener\">reported<\/a> this week.\u00a0<\/p>\n<p>That&#8217;s 45.6% higher than the $73,668 yearly income needed to cover the median mortgage payment 12 months ago, the report finds.<\/p>\n<p>The primary reason is rising mortgage interest rates, said Melissa Cohn, regional vice president at William Raveis Mortgage. &#8220;The bottom line is mortgage rates have more than doubled since the beginning of the year,&#8221; she said.<\/p>\n<p><strong>More from Personal Finance:<\/strong><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/17\/giving-tuesday-how-to-vet-a-charity-before-making-donation.html\">4 tips for maximizing the impact of your charitable donations<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/17\/taylor-swift-public-ticket-sale-canceled-how-to-buy-on-the-secondary-market.html\">Taylor Swift public ticket sale canceled: How to buy on the secondary market<\/a><br \/><a href=\"https:\/\/www.cnbc.com\/2022\/11\/18\/60percent-of-americans-live-paycheck-to-paycheck-heading-into-2022-holiday.html\">60% of Americans are living paycheck to paycheck heading into the peak shopping season<\/a><\/p>\n<p>Despite the <a href=\"https:\/\/www.cnbc.com\/2022\/11\/16\/sharp-drop-in-mortgage-rates-does-little-to-boost-demand.html\">sharp drop reported this week<\/a>, the average interest rate for a 30-year fixed-rate mortgage of $647,200 or less was hovering below 7%, compared to under 3.50% at the beginning of January.<\/p>\n<p>And while <a href=\"https:\/\/www.cnbc.com\/2022\/11\/07\/homeowners-lost-1point5-trillion-in-equity-since-may-as-home-prices-drop.html\">home values have softened<\/a> in some markets, the average sales price is up from one year ago.<\/p>\n<p>&#8220;Home prices have gone up substantially, mortgage rates have more than doubled and that&#8217;s just crushing affordability,&#8221; said Keith Gumbinger, vice president of mortgage website <a href=\"https:\/\/www.hsh.com\/\" target=\"_blank\" rel=\"noopener\">HSH<\/a>.<\/p>\n<p>Meanwhile, a higher cost of living is still cutting into Americans&#8217; budgets, with <a href=\"https:\/\/www.cnbc.com\/2022\/11\/10\/heres-the-inflation-breakdown-for-october-2022-in-one-chart.html\">annual inflation at 7.7%<\/a> in October.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"\/>How to make your mortgage more affordable\u00a0<\/h2>\n<div class=\"group\">\n<p>While the current conditions may feel bleak for buyers, experts say there are a few ways to reduce your monthly mortgage payment.<\/p>\n<p>For example, a <a href=\"https:\/\/www.cnbc.com\/2022\/10\/26\/how-much-money-you-actually-need-for-a-home-down-payment.html\">higher down payment<\/a> means a smaller mortgage and lower monthly payments, Gumbinger explained. &#8220;More down in this sort of environment can definitely play a role in getting your mortgage cost under control,&#8221; he said.<\/p>\n<p>Another option <a href=\"https:\/\/www.cnbc.com\/2022\/10\/12\/demand-for-riskier-home-loans-is-high-as-interest-rates-soar.html\">is an adjustable-rate mortgage<\/a>, or ARM, which offers a lower initial interest rate compared to a fixed-rate mortgage. The rate later adjusts at a predetermined intervals to the market rate at that time.<\/p>\n<p>An ARM may also be worth considering, as long as you <a href=\"https:\/\/www.cnbc.com\/2022\/06\/06\/considering-an-adjustable-rate-mortgage-be-sure-to-understand-risks.html\">understand the risks<\/a>, Cohn said.<\/p>\n<\/div>\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107153639\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000273626\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107153640-16687126861668712681-26639006673-1080pnbcnews.jpg?v=1668715150&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"Rising rates pushing out potential homeowners\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>If you&#8217;re planning to stay in the home for several years, there&#8217;s a risk you won&#8217;t be able to refinance to a fixed-rate mortgage before the ARM adjusts, she said.
