{"id":4471,"date":"2022-12-05T07:30:49","date_gmt":"2022-12-05T07:30:49","guid":{"rendered":"https:\/\/imsfund.com\/?p=4471"},"modified":"2022-12-05T07:30:49","modified_gmt":"2022-12-05T07:30:49","slug":"germanys-housing-market-is-ripe-for-a-serious-price-correction-economists-warn","status":"publish","type":"post","link":"https:\/\/imsfund.com\/index.php\/2022\/12\/05\/germanys-housing-market-is-ripe-for-a-serious-price-correction-economists-warn\/","title":{"rendered":"Germany&#8217;s housing market is ripe for a serious price correction, economists warn"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div id=\"RegularArticle-ArticleBody-5\" data-module=\"ArticleBody\" data-test=\"articleBody-2\" data-analytics=\"RegularArticle-articleBody-5-2\"><span class=\"HighlightShare-hidden\" style=\"top:0;left:0\"\/><\/p>\n<div class=\"InlineImage-imageEmbed\" id=\"ArticleBody-InlineImage-107156759\" data-test=\"InlineImage\">\n<div class=\"InlineImage-wrapper\">\n<div>\n<p>The German housing market has been remarkably strong in the last couple of decades, but it faces a serious price correction in the next couple of years, according to some analysts.<\/p>\n<p>Tim Graham \/ Contributor \/ Getty Images<\/p>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>The German housing market has been remarkably strong for decades, but it faces a serious price correction in the next couple of years, according to analysts.<\/p>\n<p>Mortgage rates have soared, with a 10-year fixed rate up from 1% to 3.9% since the start of the year, according to <a href=\"https:\/\/www.interhyp.de\/lp\/zinscheck-b\/?adChannel=S_Yahoo&amp;amp;adCampaign=SB_Interhyp_Zinsen&amp;amp;adKeyword=interhyp_zins_charts&amp;amp;adTool=SEAgenerischAllgemein&amp;amp;msclkid=042140c33957162ca66423bd0e3e0d51&amp;amp;utm_source=bing&amp;amp;utm_medium=cpc&amp;amp;utm_campaign=SB_Interhyp_Zinsen&amp;amp;utm_term=interhyp%20zins%20charts&amp;amp;utm_content=SB_Interhyp_Zinsen_Chart#\" target=\"_blank\" rel=\"noopener\">Interhyp data<\/a>, which typically causes demand to cool as fewer people can afford to take out loans.<\/p>\n<p>House prices have already declined around 5% since March, according to Deutsche Bank data, and they will drop between 20% and 25% in total from peak to trough, forecasts Jochen Moebert, a macroeconomic analyst at the German lender.<\/p>\n<p>&#8220;If you think about mortgage rates of 3.5% or 4% then you need higher rental yields for investors and given that rents are relatively fixed, it&#8217;s clear prices have to fall,&#8221; Jochen says. Rental income is a priority for German investors, with approximately 5 million people in Germany receiving revenue from renting, according to The Cologne Institute for Economic Research, and the country having the second-lowest share of homeowners of all the OECD countries, <a href=\"https:\/\/www.bundesbank.de\/en\/publications\/research\/research-brief\/2020-30-homeownership-822176\" target=\"_blank\" rel=\"noopener\">according to the Bundesbank<\/a>.<\/p>\n<p>While Deutsche Bank doesn&#8217;t have specific data for when the bottom will be reached, Jochen said he wouldn&#8217;t be surprised if it was over the next six months.<\/p>\n<p>&#8220;We already saw the steepest price declines if you look month-over-month \u2014 this was in June and July \u2026 In August, September and October the price declines are already below 1% \u2026 So there is some positive momentum here if you look from an investor&#8217;s perspective.&#8221;<\/p>\n<p>Holger Schmieding, chief economist at Berenberg, anticipates a house price decline of &#8220;at least 5% if not a bit more&#8221; in the next year.<\/p>\n<p>&#8220;The housing market is softening significantly,&#8221; he said, citing a strong decrease in demand for loans and a drop in housing construction.<\/p>\n<\/div>\n<div role=\"region\" aria-labelledby=\"Placeholder-ArticleBody-Video-107156747\">\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107156747\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000274556\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107156748-16692871211669287117-26765749269-1080pnbcnews.jpg?v=1669296482&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"German economic outlook 'brightening' as gas rationing risks fade, says Ifo Institute\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>And while the language used may vary, many analysts are forecasting a dip in Germany&#8217;s housing market.<\/p>\n<p>&#8220;We expected if there was no energy crisis, no recession, prices would increase further. Now we have a situation where we face a very dramatic adjustment of conditions,&#8221; Michael Voigtl\u00e4nder from The Cologne Institute for Economic Research told CNBC.<\/p>\n<p>A recent UBS report went as far as to place two German cities \u2014 Frankfurt and Munich \u2014 in the top four of its <a href=\"https:\/\/www.ubs.com\/global\/en\/wealth-management\/insights\/2022\/global-real-estate-bubble-index.html\" target=\"_blank\" rel=\"noopener\">Global Real Estate Bubble Index for 2022<\/a>, as locations with &#8220;pronounced bubble characteristics.&#8221;\u00a0<\/p>\n<p>UBS defines &#8220;bubble&#8221; qualities as a decoupling of housing prices from local incomes and rents and imbalances in the local economy, including excessive lending and construction activity.\u00a0<\/p>\n<p>The definition doesn&#8217;t suit the German property market as a whole though, UBS Real Estate Strategist Thomas Veraguth told CNBC.<\/p>\n<p>The situation in Germany is &#8220;not going to be a typical bubble burst as we experienced in the financial crisis \u2026 but rather it will be a correction,&#8221; Veraguth said.<\/p>\n<p>&#8220;In real terms a bubble burst would be more than 15% decrease in prices and that would be a very, very bad scenario, a very strong, high risk scenario that is not the base case at the moment,&#8221; he added.<\/p>\n<p>A Reuters poll of property market <a href=\"https:\/\/www.reuters.com\/markets\/europe\/german-home-prices-fall-35-next-year-buyers-feel-pinch-2022-11-21\/\" target=\"_blank\" rel=\"noopener\">experts last month anticipated German house prices<\/a> would fall by 3.5% next year.<\/p>\n<h3 class=\"ArticleBody-smallSubtitle\">A &#8216;vulnerable&#8217; market<\/h3>\n<p>But not all financial institutions agree that Germany&#8217;s property market is set for a large correction.<\/p>\n<p>&#8220;We <a href=\"https:\/\/www.cnbc.com\/2022\/11\/24\/bundesbank-sees-property-market-slowdown-but-not-a-correction-ahead.html\">do see a slowdown in the price growth for residential real estate<\/a> but it&#8217;s not that the overall dynamic has reversed,&#8221; Bundesbank Vice President Claudia Buch said in an interview with CNBC&#8217;s Joumanna Bercetche last month.<\/p>\n<p>&#8220;On balance, house prices are still rising, albeit at a slower pace,&#8221; Buch said. &#8220;That said, there are no signs of a severe slump in real estate prices or of overvaluations receding.&#8221;<\/p>\n<p>The Bundesbank will continue to monitor the housing market closely because it is &#8220;vulnerable,&#8221; according to Buch.<\/p>\n<\/div>\n<div role=\"region\" aria-labelledby=\"Placeholder-ArticleBody-Video-107156770\">\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107156770\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000274559\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107156775-1669297459577-1669296634912-BubaDigi.jpg?v=1669298541&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"German central bank sees property market slowdown but no significant correction ahead\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>Analysts at S&amp;P Global have also rejected the idea of a &#8220;severe slump&#8221; in the market. In fact, the financial analytics company said the outlook is stronger than its most recent forecast, published in July.<\/p>\n<p>&#8220;It&#8217;s likely we will have to revise up our price forecasts for Germany for this year,&#8221; Sylvain Broyer, EMEA chief economist at S&amp;P Global Ratings, told CNBC.<\/p>\n<p>&#8220;We still have very strong demand,&#8221; he said.<\/p>\n<p>Broyer also said it will take time for a change in financial conditions and fiscal tightening to trickle down and affect the housing demand.<\/p>\n<p>&#8220;More than 80% of mortgages in Germany are financed with fixed rates, so many households have locked [in] the very favourable financing conditions we had until very recently for five to 10 years,&#8221; he said.<\/p>\n<p>The Association of German Pfandbrief Banks (VDP) uses information from more than 700 banks to produce <a href=\"https:\/\/www.pfandbrief.de\/site\/en\/vdp\/press\/News\/press_releases\/20221010_vdp-Index_q3_2022.html\" target=\"_blank\" rel=\"noopener\">its property price index<\/a>, and data from the latest quarter shows prices were up by 6.1% compared to the previous quarter.<\/p>\n<p>The organization anticipates we have already seen the peak in Germany property prices &#8220;for the time being&#8221; but the fundamentals of the market are still working well, according to VDP CEO Jens Tolckmitt.<\/p>\n<p>The scarcity of housing, increasing rental prices and a strong labor market will continue to support the market, Tolckmitt said, and even if house prices dropped, it wouldn&#8217;t necessarily be a bad thing.<\/p>\n<p>&#8220;If house prices reduced by 20%, which we do not expect at the moment, then we would be on the price level of 2020. Is this a problem? Maybe not,&#8221; Tolckmitt said.<\/p>\n<p>&#8220;That was the price level we reached after 10 years of price increase,&#8221; he added.<\/p>\n<h3 class=\"ArticleBody-smallSubtitle\"><strong>The labor market is key<\/strong><\/h3>\n<p>Moves in the labor market will determine how the property market shifts, according to some analysts.<\/p>\n<p>&#8220;Should the labor market prove resilient to the technical recession we will have at the end of this year into the next, that is a strong positive for the housing market,&#8221; Broyer said.\u00a0<\/p>\n<p>Schmieding made similar comments but over a longer timeframe, saying the medium- to long-term outlook for the German property market &#8220;will be good, as long as the country has a buoyant labor market.&#8221;<\/p>\n<\/div>\n<div role=\"region\" aria-labelledby=\"Placeholder-ArticleBody-Video-107153999\">\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107153999\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000273709\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107154000-16687589891668758986-26649200899-1080pnbcnews.jpg?v=1668760262&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"Commerzbank expects an increase in bad loans, CEO says, but no disaster\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>Employment in Germany is at a <a href=\"https:\/\/www.destatis.de\/EN\/Press\/2022\/11\/PE22_484_13321.html\" target=\"_blank\" rel=\"noopener\">record high at 75.8%<\/a>, but with the <a href=\"https:\/\/www.cnbc.com\/2022\/11\/18\/commerzbank-chief-says-hes-not-preparing-for-disaster-but-mild-recession.html\">country likely to slip into &#8220;mild recession&#8221;<\/a> in the coming months, that figure could be impacted.<\/p>\n<p>German GDP figures released last month raised hopes of a milder recession than expected, with the economy having grown slightly more than expected in the third quarter.<\/p>\n<p>The German economy grew by 0.4% compared to the second quarter and by 1.3% year-on-year, according to the Federal Statistics Office.<\/p>\n<\/div>\n<\/div>\n<p><br \/>\n<br \/><a href=\"https:\/\/www.cnbc.com\/2022\/12\/05\/germanys-housing-market-is-ripe-for-a-serious-price-correction-economists-warn.html\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The German housing market has been remarkably strong in the last couple of decades, but it faces a serious price correction in the next couple of years, according to some analysts.
