Goldman Sachs economists led by China economist Lisheng Wang said in a weekend note.<\/p>\n<p>Goldman&#8217;s economists said the property market is expected to see an &#8220;<a href=\"https:\/\/www.investopedia.com\/terms\/l\/l-shaped-recession.asp#:~:text=An%20L%2Dshaped%20recovery%20is,without%20a%20correspondingly%20steep%20recovery.\" target=\"_blank\" rel=\"noopener\">L-shaped recovery<\/a>&#8221; the analysts said, adding that Goldman does not expect &#8220;a repeat of the 2015-18 cash-backed shantytown renovation program.&#8221;<\/p>\n<p>They were referring to <a href=\"http:\/\/english.www.gov.cn\/statecouncil\/ministries\/201911\/24\/content_WS5dda74a7c6d0bcf8c4c17bc7.html\" target=\"_blank\" rel=\"noopener\">China&#8217;s urban redevelopment project<\/a> which aimed to renovate millions of dilapidated homes over a period of time to drive up urbanization and improve livelihood.<\/p>\n<p>According to <a href=\"https:\/\/www.reuters.com\/article\/us-china-economy-property-idUSKBN1L10WC\" target=\"_blank\" rel=\"noopener\">Reuters, <\/a>the government invested some $144 billion for the first seven months of 2018 to compensate residents of homes that were demolished in a bid to boost home sales and prices in smaller cities struggling with unsold homes.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline0\"\/>Divergence between public and private<\/h2>\n<div class=\"group\">\n<p>Another concern for the property sector is a wide divergence between government-owned property businesses and private companies in the industry, JPMorgan&#8217;s Asia Chief Market Strategist <a href=\"https:\/\/am.jpmorgan.com\/sg\/en\/asset-management\/per\/bios\/tai-hui\/\" target=\"_blank\" rel=\"noopener\">Tai Hui<\/a> said.<\/p>\n<\/div>\n<blockquote data-test=\"Pullquote\">\n<div class=\"Pullquote-pullquote\" style=\"border-top-color:#002f6c\">\n<div>\n<p>If the challenges in the property sector deepen and bring risk aversion in the financial system and affect consumer confidence, this will cause a deeper slowdown in China.<\/p>\n<\/div>\n<\/div>\n<\/blockquote>\n<div class=\"group\">\n<p>&#8220;I think that recovery is going to be slow, but I think there also a huge divergence between the state-owned developers which have done better in this current rebound versus the more private sector developers, who are still struggling,&#8221; Hui told CNBC&#8217;s &#8220;<a href=\"https:\/\/www.cnbc.com\/asia-squawk-box\/\">Squawk Box<\/a> Asia&#8221; on Tuesday.<\/p>\n<p>The property sector was also highlighted in a <a href=\"https:\/\/www.cnbc.com\/2023\/03\/05\/china-sets-gdp-target-of-around-5percent-for-2023.html\">government work report released<\/a> earlier this year, which called for support for people buying their first homes and to &#8220;help resolve the housing problems of new urban residents and young people.&#8221;<\/p>\n<\/div>\n<div role=\"region\" aria-labelledby=\"Placeholder-ArticleBody-Video-107208018\">\n<div role=\"button\" tabindex=\"0\" id=\"Placeholder-ArticleBody-Video-107208018\" class=\"PlaceHolder-wrapper\" data-vilynx-id=\"7000289761\" data-test=\"VideoPlaceHolder\">\n<div class=\"InlineVideo-videoEmbed\" id=\"InlineVideo-0\" data-test=\"InlineVideo\">\n<div class=\"InlineVideo-wrapper\">\n<div class=\"InlineVideo-inlineThumbnailContainer\"><img decoding=\"async\" class=\"InlineVideo-videoThumbnail\" src=\"https:\/\/image.cnbcfm.com\/api\/v1\/image\/107208019-16787553171678755314-28571224372-1080pnbcnews.jpg?v=1678767781&amp;w=750&amp;h=422&amp;vtcrop=y\" alt=\"China's new premier needs to show the government welcomes private sector growth: Economist\"\/><span class=\"InlineVideo-videoButton\"\/><span\/><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<div class=\"group\">\n<p>Hui said the government&#8217;s push to cap property prices at a certain level could be missing a big chunk of potential buyers.<\/p>\n<p>&#8220;While the authorities have been relaxing some of their policies in the past 6 to 9 months, I think the intention to maintain price affordability, i.e., not let prices go up too much &#8230; that&#8217;s really taking a big part of the potential buyer base out of the equation,&#8221; he said.<\/p>\n<\/div>\n<h2 class=\"ArticleBody-subtitle\"><a id=\"headline1\"\/>Further slowdown ahead<\/h2>\n<div class=\"group\">\n<p>Morgan Stanley, in its mid-year outlook report, warned that further weakness in the property sector will likely bring more headwinds for China&#8217;s growth.<\/p>\n<p>&#8220;If the challenges in the property sector deepen and bring risk aversion in the financial system and affect consumer confidence, this will cause a deeper slowdown in China,&#8221; Morgan Stanley&#8217;s chief economist Chetan Ahya wrote.<\/p>\n<p>Should monetary easing measures fail to support the ailing property sector, it will also lead to concerns of a spillover effect in the rest of the Asia-Pacific region, the firm&#8217;s economists said.<\/p>\n<p>A &#8220;downside risk would be if China&#8217;s property sector does not stabilize even with the easing we expect,&#8221;
