Part of it is due to chronic underbuilding in the days since the housing crash, but lately, higher mortgage rates, which now hover just below 7%, according to Freddie Mac, are also an issue.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">It all boils down to the record-low interest rates that most homeowners are holding on to.\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/research\/rate-lock-selling-32907\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">According to Zillow<\/span><\/a><span data-preserver-spaces=\"true\">, a whopping 80% of homeowners currently have rates under 5%, and 1 in 3 even have rates below 3%.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For those homeowners, selling a home in today\u2019s market means trading up for a much higher interest rate\u2014and likely giving up a big chunk of their sale profits in the process. In fact,\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/lock-in-effect-real-estate-market\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">the premise is so unappealing<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0that a recent Zillow survey shows that homeowners with rates under 5% are half as likely to sell their home in the next few years. Of those with rates over 5%, though, nearly 40% say they have plans to sell soon.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cThese homeowners face no or relatively little financial disincentive to trading their current mortgage for a new one,\u201d wrote Zillow\u2019s Treva Tam. \u201cOn the flip side, homeowners already paying a lower interest rate may be reluctant.\u201d<\/span><\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" loading=\"lazy\" width=\"763\" height=\"315\" src=\"https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.03.47-PM.png?twic=v1\/cover=763:315\/max=1000\" alt=\"mortgage holders with rates higher than 5% are more willing to sell their home\" class=\"wp-image-156804\" srcset=\"https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.03.47-PM.png?twic=v1\/cover=763:315\/resize=763\/max=1000 763w, https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.03.47-PM.png?twic=v1\/cover=763:315\/resize=300\/max=1000 300w, \" sizes=\"auto, (max-width: 763px) 100vw, 763px\" title=\"Zillow\u2019s Quarterly Survey Finds Homeowners Are Twice as Likely to Sell With Interest Rates Above 5% 2\"\/><\/figure>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What It Means for the Market<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The Zillow findings aren\u2019t too surprising, but they don\u2019t bode well for the market\u2019s inventory problem\u2014nor for\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/home-prices-rose-for-the-fourth-straight-month\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">home prices<\/span><\/a><span data-preserver-spaces=\"true\">, both now and later (depending on what side of the closing table you\u2019re on).\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">According to the survey, a mere 23% of all homeowners are considering selling their home in the next three years\u2014and that includes people who already have their homes listed right now.\u00a0<\/span><\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" loading=\"lazy\" width=\"1236\" height=\"604\" src=\"https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.05.57-PM.png?twic=v1\/cover=1236:604\/max=1000\" alt=\"1 in 4 homeowners are considering selling within the next three years\" class=\"wp-image-156806\" srcset=\"https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.05.57-PM.png?twic=v1\/cover=1236:604\/resize=1236\/max=1000 1236w, https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.05.57-PM.png?twic=v1\/cover=1236:604\/resize=300\/max=1000 300w, https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.05.57-PM.png?twic=v1\/cover=1236:604\/resize=1024\/max=1000 1024w, https:\/\/bpimg.twic.pics\/https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/08\/Screenshot-2023-08-11-at-7.05.57-PM.png?twic=v1\/cover=1236:604\/resize=768\/max=1000 768w, \" sizes=\"auto, (max-width: 1236px) 100vw, 1236px\" title=\"Zillow\u2019s Quarterly Survey Finds Homeowners Are Twice as Likely to Sell With Interest Rates Above 5% 3\"\/><\/figure>\n<p><span data-preserver-spaces=\"true\">Though\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-long-does-it-take-to-build-a-house\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">new home construction<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0has picked up steam in recent months, the lack of existing inventory hitting the market\u2014both now and presumably down the line\u2014will likely keep home prices elevated for some time.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Of course, if mortgage rates ever come down, then the listings will follow. Once rates dip below that 5% mark\u2014as Zillow\u2019s data suggests\u2014more homeowners will be more willing to put their house on the market.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Rates that low probably aren\u2019t in the cards anytime soon, however. Though the Mortgage Bankers Association\u2019s\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.mba.org\/docs\/default-source\/research-and-forecasts\/forecasts\/mortgage-finance-forecast-jul-2023.pdf?sfvrsn=130f078e_1\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">current forecast<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0does call for a 4.9% average 30-year mortgage rate by the end of 2024, they\u2019re an outlier\u2014and both\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.fanniemae.com\/media\/48386\/display\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Fannie Mae<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0and the\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/magazine\/real-estate-news\/economy\/nar-economist-housing-recession-is-over\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">National Association of Realtors<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0think rates will be much higher.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Even Zillow doesn\u2019t expect it any time soon. As Orphe Divounguy, senior economist at Zillow Home Loans, put it, \u201cWe expect mortgage rates may notch down slightly as inflation comes under control, but they are unlikely to return to 5% in the near future.\u201d<\/span><\/p>\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Adjusting to Higher Rates<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Not all consumers have the luxury of waiting around for rates to drop. Job changes, new babies, and major life events will still push some consumers into selling their properties or buying new ones\u2014even with today\u2019s higher rates.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">As that happens, it could bring things more into balance. Fewer homeowners will have those bargain-basement rates, and existing inventory will, therefore, be more likely to hit the market. This could potentially keep home prices (which jumped steadily over the last four months) from rising or even begin to fall.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The real key factor will be how inventory shakes out. And with the market currently 4.3 million homes short of demand,\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/research\/affordability-crisis-missing-homes-32791\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">according to Zillow<\/span><\/a><span data-preserver-spaces=\"true\">, there\u2019s a lot of progress to be made.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cOver time, homeowners will likely accept higher rates as the new normal,\u201d Divounguy says. \u201cBut until then, the market could remain challenging for home shoppers, who will see fewer options and higher prices.\u201d<\/span><\/p>\n<h2 class=\"wp-block-heading\">Final Thoughts<\/h2>\n<p>What is important to note is that the answers to this survey indicate that the number of homeowners willing to list their property on the market is growing, even with the context that rates will potentially stay in similar territory. Could that mean that the \u201clock-in\u201d effect could come to an end sooner than later? The reality is that people will adjust to the economic environment, and if that means giving up a lower rate for the sake of moving, they might just do that.
