Housing demand and activity are at their strongest, leading to high property values.\u00a0<\/span><\/li>\n<li><strong><span data-preserver-spaces=\"true\">Contraction:<\/span><\/strong><span data-preserver-spaces=\"true\">\u00a0This is when the market starts to cool down. Housing demand and property prices begin to fall, and sellers may struggle to sell their properties.<\/span><\/li>\n<li><strong><span data-preserver-spaces=\"true\">Trough:\u00a0<\/span><\/strong><span data-preserver-spaces=\"true\">This is the bottom of the real estate market cycle. In the winter, housing activity slows down because few want to move when it\u2019s cold. Then, in the spring, it starts picking up again. By summer, home sales usually reach their peak.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For investors, this means you may have more property selection in the spring and summer but more bargaining power in the winter (when buyer competition is lower).<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Ultimately, savvy investors can make money in any market. The key is to have a broad range of investing strategies at your disposal.<\/span><\/p>\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Mortgage rates<\/span><\/h3>\n<p><span data-preserver-spaces=\"true\">Mortgage rates can directly impact your real estate investing strategy. The higher they are, the higher the cost of financing an investment property. Consequently, the potential return must be that much higher to make the investment worth it.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Since last November, mortgage rates have been\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.freddiemac.com\/pmms\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">hovering around 6% to 7%<\/span><\/a><span data-preserver-spaces=\"true\">. This has kept many homeowners with mortgages locked in at or below 4% from selling. It\u2019s also dampened buyer demand.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">However, the current rates appear to be the\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/video\/2023\/07\/06\/housing-data-shows-that-7percent-mortgage-rates-are-the-new-normal-says-compass-robert-reffkin.html#:~:text=Housing%20data%20shows%20that%207,%2C'%20says%20Compass'%20Robert%20Reffkin\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">new normal<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0and\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/apnews.com\/article\/federal-reserve-interest-rates-hikes-powell-senate-2152a88c618e17d669cd6efbff8a6292\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">may even go higher<\/span><\/a><span data-preserver-spaces=\"true\">. (Keep in mind that 7% is still relatively low by historical standards.)<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">As a real estate investor, this means you shouldn\u2019t count on lower mortgage rates anytime soon. So, if a property deal looks good on paper now, potentially getting a lower mortgage rate in the future shouldn\u2019t hold you back. Plus, even if mortgage rates drop, you can always\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rookie-260\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">refinance your mortgage<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0later.<\/span><\/p>\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rent growth\u00a0<\/span><\/h3>\n<p><span data-preserver-spaces=\"true\">Rent growth refers to the overall increase in rental prices over time. It\u2019s an important metric for landlords, who depend on it to cover their rising property expenses (e.g., from property taxes and home insurance) and to make a profit from their investment.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">While rent growth generally keeps pace with inflation, it\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rent-growth-goes-negative-for-first-time-since-2020\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">went negative<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0for the first time since 2020 in May, when asking rents dipped by 0.6% year over year. In other words, new rentals are commanding less in rent than they were a year ago.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For investors, this trend may be concerning. After all, you want to be able to rent your properties for more in the future, not less.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">However, keep in mind that negative rent growth doesn\u2019t apply to existing rentals, which tend to be sticky (i.e., more resilient to market changes). So, as long as a rental property deal doesn\u2019t depend on raising rents in the foreseeable future, it may still be a worthwhile investment.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Lastly, the specific market you are investing in will determine the rent growth, so make sure you research specific regions to understand if your region is in growth or decline.<\/span><\/p>\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Regional market differences<\/span><\/h3>\n<p><span data-preserver-spaces=\"true\">Real estate markets vary widely by region. According to the\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/articles\/new-home-sales-boom-builders-6c736630\" target=\"_blank\" rel=\"noopener\"><em><span data-preserver-spaces=\"true\">Wall Street Journal<\/span><\/em><\/a><span data-preserver-spaces=\"true\">\u00a0(subscription required), \u201cNewly built homes accounted for nearly one-third of single-family homes for sale nationwide in May, compared with a historical norm of 10% to 20%.\u201d\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The reason? There is a massive shortage of existing home supply.
